The Role:
The Portfolio Manager has bottom-line responsibility for a multi-million dollar group of apartment communities on the central coast with the stated purpose of maximizing the value of the assets for the owner.
As a leader, the Portfolio Manager will drive performance by mentoring, coaching, motivating, and modeling outstanding service and listening skills to a diverse team of professionals.
Additionally, the role requires extensive interaction with owners, executives, and corporate team members advancing the goals of the organization. The role requires extensive knowledge of budgeting, capital projects, cost maintenance, income generation, personnel practices, landlord/tenant law, and financial analysis.
What You Will Do:
Identify community goals and objectives
Partner with Community Managers on yearly operating budgets, sales/marketing efforts, and staff development plans
Implementation of effective cost control, revenue maximization, and delinquency management measures
Effectively maximize rental and ancillary income
Ensure all required weekly, monthly, and quarterly reports are completed accurately and promptly
Train and motivate Associates to achieve leasing, service, and capital improvement goals
Maintain product knowledge of the Towbes portfolio and that of major competitors
Identify and implement new revenue streams
Identify policies and procedures required to achieve community and ownership goals
Participate in the hiring and training of all new team members in conjunction with the training manager and human resources
What You Will Need to Succeed:
CPM or CAPS preferred
4+ years of experience as a multi-property manager
BA in a related Business preferred
Yardi Voyager and CRM experience or similar software preferred
Advanced budgeting and operations knowledge
Comprehension of legal responsibilities of the properties
Exceptional organizational skills, communication, and attention to detail
A self-starter with a proven track record of mentoring and modeling professional property management acumen to your teams

Your Role
The Residential Accountant supports the Residential Property Management Department (RPMD) and is responsible for managing all financial responsibilities for twenty-five properties across sixteen communities utilizing cash and accrual accounting principles to prepare financial statements, prepare accurate and timely reports, and implement and maintain internal financial controls and procedures.
What Youll Do
Perform month-end and year-end closing activities
Prepare and distribute monthly financial statements
Prepare quarterly report for lenders
Run GPR and Rent Roll reports
Posts cash receipts
Perform a semi-monthly check run including EFT payments
Prepares and review 1099s
Post and reconcile EFT loan payments with loan statements
Reconcile bank statements for each residential property
Works with RPMD on residents aging receivables
Assist in HUD loan audits
Assist in preparing tax returns
Import budgets for residential properties
Provide support to RPMD and site managers
Maintains and creates YSL reports
Import Capital One credit card transactions and journal entries
Ancillary accounting duties relating to these assets as assigned
What Should You Bring
3-5 years progressive accounting experience
Finance or Accounting degree preferred
Advance knowledge of accounting principles
Proficient with accounting software (Yardi Voyager, preferred)
Ability to exercise sound judgment regarding access to sensitive information
Ability to organize and manage multiple tasks while working in a fast-paced environment
Excellent oral and written communication skills
Ability to consistently follow-up with tenants, vendors, employees, and management

What We Offer
An amazing opportunity to join our team as a Residential Accountant at our corporate headquarters in beautiful Santa Barbara, CA. We are seeking a full-time Accountant to work at our corporate office who is detail-oriented with strong computer skills and the ability to multi-task successfully with external and internal customers to ensure all financial objectives are achieved.
Your Role
The Residential Accountant supports the Residential Property Management Department (RPMD) and is responsible for managing all financial responsibilities for twenty-five properties across sixteen communities utilizing cash and accrual accounting principles to prepare financial statements, prepare accurate and timely reports, and implement and maintain internal financial controls and procedures.
What Youll Do
Perform month-end and year-end closing activities
Prepare and distribute monthly financial statements
Prepare quarterly report for lenders
Run GPR and Rent Roll reports
Posts cash receipts
Perform a semi-monthly check run including EFT payments
Prepares and review 1099s
Post and reconcile EFT loan payments with loan statements
Reconcile bank statements for each residential property
Works with RPMD on residents aging receivables
Assist in HUD loan audits
Assist in preparing tax returns
Import budgets for residential properties
Provide support to RPMD and site managers
Maintains and creates YSL reports
Import Capital One credit card transactions and journal entries
Ancillary accounting duties relating to these assets as assigned
What Should You Bring
3-5 years progressive accounting experience
Finance or Accounting degree preferred
Advance knowledge of accounting principles
Proficient with accounting software (Yardi Voyager, preferred)
Ability to exercise sound judgment regarding access to sensitive information
Ability to organize and manage multiple tasks while working in a fast-paced environment
Excellent oral and written communication skills
Ability to consistently follow-up with tenants, vendors, employees, and management
